Feature Request: Season-Specific Property Descriptions

Hello fellow hosts and Airbnb team,

I've noticed a significant gap in the current listing structure that affects both hosts and guests: the inability to display season-specific property descriptions.

The Problem: As the owner of several mountain properties in Bansko, Bulgaria, I've realized that guests book our properties year-round, but their expectations and interests vary dramatically by season. In winter, they want ski information; in summer, they want hiking and outdoor activities; in shoulder seasons, they want cultural experiences.

Currently, I must choose between:

  1. A generic description that doesn't fully speak to any season's unique offerings
  2. Manually updating my listing several times a year (time-consuming and easy to forget) which might be misleading for the planned travel period
  3. Creating multiple identical listings with different seasonal descriptions (against platform rules)

The Solution: Allow hosts to create 3-4 seasonal description variants that automatically display based on guest search/booking dates.

Benefits:

  • For guests: More relevant information based on when they plan to visit
  • For hosts: Higher conversion rates and better-prepared guests
  • For Airbnb: Increased bookings, especially for off-peak seasons where specialized descriptions could highlight seasonal attractions

Has anyone else faced this challenge? Airbnb team, is this something that could be considered for future updates?

good questions. I guess finally it came from our pool facilities. Pools are super important for families with kids and we have a beautiful pool in our building, But it only works in summer and guests booking for winter are disappointed if they don´t get it.

And this is the same for certain other facilities as well, We have at least 2 fully different seasons but can not change the ad in a way to avoid disappointments as especially our winter guests book long time upfront.

I just have photos and descriptions that I change a few times a year (add a note to my calendar to remind myself ) @Karsten93

I agree good idea because many listings have seasonal differentials.

Suggestion Seasonal Rentals are usually planned ahead not a last minute thought most instances.  Have a winrer highlights  ad wording and pictures and a Summer wording and pictures.  Usually summer months are potential cold vacation planning and cold months potential guests are planning their warm vacation experiences.  When there is vacation planning experience typical is a few months in the future.  Manually but change the ad based on your potential guests focus.

For quick last minute trip potential guests,Airbnb does not consider the same address a duplicate listing if what you are offering is different.  On one of your listings guest max is 6.  jEven children have calendars so 6 calendars being in sync for a spontanous vacation not probable haha.List the same property again, with a lower guest max.  3 beds not 4 guest max 4 have current season highlights.  You can mention another Airbnb listing if your account and mention if 6 guests you can accomodate on that listing.  Keep a differential between listings so not a duplicate to the conputer scan.

Plan according to your usual guest market.
