Airbnb has amenities listed and one is showing on my landing page and it sounds kinda dumb and is not something I want to emphasize. Do I have control? I’ll show you. In this photo, it says “start your day off with drip coffee…” like it’s a drawing feature. 😐 I did not write that blurb, I just checked a box that asked what type coffee maker I had. Hi @Donna1755 - no, unfortunately, you don't have control, HOWEVER you are indeed responsible for the accuracy of any statements on your listing. So keep an eagle eye!
Here's some thoughts:
- it's my general impression that these bullet points are generated by AI and since your listing is new there isn't much to 'grab'. As time goes on it should 'grab' something more relevant from a review, for example.
- these bullet points are often things like : AC or parking or something not highly marketing worthy in my opinion. So this coffee maker comment may just be replaced with something equally or less marketing worthy, if that makes sense.
- and keep an eye for accuracy - this says 'drip' but maybe you have Keurig or french press (for example). In our case our listing was flagged as having a "pool" as in swimming pool. We do not have a swimming pool, never said such a thing but a guest review remarked about playing "pool", like billiards. So we had to have this removed. Another AI example is that we get moved to "lake front". We are NOT we are "lake view" and so we need to keep an eye for this.
- and so keep an eye out and try to emphasize in your photo captions and description wording that the AI can 'grab'. It takes time.

It’s actually a dual carafe and k cup coffee maker. But with all the wonderful features my unit has… it picked that?!? 🤔 I was hoping for a way to fix it, but I guess there isn’t one. Thanks!
I’m also not getting a lot of bookings and can’t figure out why. I’m paying the 18% tax for the guests and have already lowered my rack rate since I listed last month. I’m the lowest in the Airbnb pool at my resort, and everything is brand new compared to the higher listings which still have everything from the 90’s. It’s a real head scratcher. Staying at a hotel with direct oceanfront view (without a kitchen) is three times as much. I was 85% booked at this price in 2022/23. (I had a management company running it then)

@Donna1755 If your guests are comparing your rates to others in the same resort, they may feel that they are getting a substandard service if your rates are the lowest in the group.
My rates are higher than most in my immediate area, and I rent well. Try varying your rates for certain weeks/months and see if that elicits more interest.

It seems that the wording changes fairly frequently on most listings, so you may not be the "drip coffee" place for very long 😀

Kids are flexible so a big floor sitting pillow when everyone in the living room sits comfertable.
Your lanai is great, usually evenings, kids watching netfliix. parents relaxing on the lanai glass of wine planning tomorows adventure kids close perfect set up.
You need to highlight an indoor dining space in the mormimg young kids getting ready for beach. mom wants coffee and they want cereal. .lol
Highlight your dishwasher many know that is not the standard in Hawaii.
Air conditioning also not a standard we used ceiling fans, less maintenaince.
We kepr a fold up futon in case the young children the parents needed 2 beds lol.
Washer and dryer agaun kids create laundry. Not a lot so we would provide 4 or 5 detergenr pods.
Use an AI writing tool. Have it write some Airbnb Guidebools/ Tje beaches, the whale tours and many take the ferry
to Lanai and the Lanai Cat Santuary. Tell the AI wjat your wrioing focosed om whale tours abd thw conso srt up targey market. Write optimized for general search engine searches for accomodatilons. General search engines access the Airbnb Site are reading for keyword matches.
