I’ve made sure that everything in my listing is completely accurate and transparent for guests. However, I’d love to hear from other hosts—what could I improve to make it more attractive and to receive better reviews?

Any advice or personal experience would be greatly appreciated. Thank you!

Your listing looks great! The only thing I might suggest is adding a piece of artwork on the wall behind the couch to elevate the space a little more. Overall, it’s a really lovely place.

 

You could also consider making your guest communication a bit clearer with more detailed instructions? This can really help improve the overall experience and boost your reviews.

Based on my experience as a host, I’d like to share a few practical suggestions that could help you elevate your listing even further and increase bookings:

 

1. Full clarity on parking (very important)

I noticed that one of the few negative reviews is related to parking. Whether you offer it or not isn’t the issue — what really matters is setting the right expectations.

  • Indicating the actual walking distance
  • Including photos or a simple map for reference
  • Sending instructions before arrival, not after

When this is 100% clear, you avoid frustration and directly improve your reviews.

Your check-in score (4.6) shows there’s room for improvement.

Small adjustments can make a big difference:

  • Simple, step-by-step instructions (ideally visual)
  • Clear identification of the apartment (visible number or very precise directions)
  • Sending all details in advance

A frictionless check-in has a strong impact on the overall guest experience.

 

3. Strengthen the emotional impact of your listing

Your photos are clean and well done, but there’s an opportunity to create a stronger emotional connection.

Some ideas:

  • Add elements that convey experience (a served coffee, warmer lighting, thoughtful details) .. (Someone may have suggested adding a nice piece of wall art, for example, to make the space feel warmer.)
  • Show the space as “lived-in,” not just tidy
  • Highlight the small extras you already provide

This helps guests picture themselves staying there, not just viewing the space.

 

4. Highlight your differentiators more clearly

Your place is clearly well-equipped, and guests are noticing it. Making that more visible in your listing can improve conversion:

  • Fast and reliable Wi-Fi
  • Air conditioning
  • Thoughtful amenities (coffee, essentials, fully equipped kitchen)
  • Proximity to key locations

The clearer the value, the easier the decision for the guest.

 

5. Anticipate guest needs

Many of your positive reviews already reflect this. Taking it one step further can really set you apart:

  • Fast and consistent communication
  • Sharing useful information before guests need to ask
  • Small touches that create a sense of surprise

That’s what turns a good stay into a memorable one.

Your pics are good.  I would add more pics of Tirana’s Grand Park and city center.  Perhaps add a map that indicates how close you are to other amenities in the area. Your description however seems incomplete. I think the last sentence in your description needs finishing. I also like the pic here as your listing pic, instead of the bedroom pic. And, as mentioned already, add artwork above the sofa - something from the area. Overall, it looks really nice. Good job. Sky
