Help me get more bookings for Christmas

Paula_0-1733942808098.jpeg

I am having a difficult time getting booking for my listing.

I am in Central LA, close to many amenities.

It's almost Christmas and I'm getting nervous!

any advice?

Hi @Sara1345

I searched Mid-Wilshire, but I could not find your entire house listing on the first 6 pages . Then I noticed all 3 of your listings have a 30-night minimum stay. Is this required or by choice? Long minimum stays reduce your chances of showing up in searches, but I'm not sure if you're allowed to change this?

It's LA law unfortunately:( My unit has been consistently booked the last 2 years, but not sure why it's vacant now. especially Holiday time

Hi @Sara1345

OK, keeping the minimum in mind, I did the Mid-Wilshire search again for 6 guests (this time 1 to 31 January). Your entire home listing comes up first. This is fantastic, but on the downside there's nothing more you can do to rank better 😀

@Sara1345 Improving your Airbnb listing can make a significant impact on bookings. Here are some tips:

1. High-Quality Photos: Use a professional camera or hire a photographer to showcase your space. Make sure the lighting is good and highlight key features.

2. Compelling Title and Description: Create a catchy title and a detailed description. Mention unique amenities, nearby attractions, and what makes your place special.

3. Be Transparent: Provide honest descriptions about the space, including any quirks or limitations. This builds trust with potential guests.

4. Highlight Amenities: List all available amenities, like Wi-Fi, parking, kitchen appliances, air conditioning, or pet-friendly options.

5. Competitive Pricing: Research similar listings in your area to set a competitive price. Consider seasonal adjustments and discounts for longer stays.

6. Instant Booking: Enable Instant Book to attract more guests. This feature allows guests to book without needing approval.

7. Quick Response Time: Respond promptly to inquiries and booking requests. Fast communication can lead to more bookings.

8. Guest Reviews: Encourage guests to leave reviews. Positive feedback improves your visibility and credibility on the platform.

9. SEO Optimization: Use relevant keywords in your title and description to improve discoverability in search results.

10. Update Regularly: Keep your listing updated with fresh photos and information about any new amenities or local attractions.

11. Local Guide:  Provide a guidebook with local recommendations for dining, attractions, and hidden gems to enhance the guest experience.

12. Professional Cleaning: Ensure your place is spotless. Highlight the cleaning protocols you follow in your listing.

Implementing these strategies can significantly enhance your Airbnb listing and attract more guests!

Hi Sara

Reducing the minimum stay will make your listings easier to find.

You can also give discount to boost visibility.

Another strategy will be to create a local page to direct guest to your listing on Airbnb.
