We listed our Airbnb on Lewis Smith Lake two years ago in October 2022. We had an unfinished basement at the time, so the top floor was the only portion that was rented. The top floor is 1450 ft.² and has three bedrooms two baths. At the end of 2024, we finished off the basement which added another three bedrooms and two baths. We are trying to figure out how to handle this because we don’t necessarily want to always rent out both floors if only the top floor is needed. The basement does not have a kitchen so could not be rented separate from the top. Is it possible to have two separate listings…one that has the entire home and then keep the previous listing. I hope this makes sense

Only an idea to think about. You could have a base price for the top floor and if there’s a bigger group that flows over to the basement, then add an extra charge per person. I have a two bedroom unit. I charge extra for use of the other bedroom/bathroom after the first two people. I figure it’s extra cleaning and extra utility use to take into account.
