@Kelly1672 Some thoughts/questions
How many bedrooms do you have and how many beds?
A 2 night min stay will mean a lot of cleaning
High season should allow you to have a 7 night min stay
Have you looked at other properties nearby and priced accordingly?

Hi these are good tips.
I have a 4 bed but allow 3 bedrooms with all double beds.
I have just changed the minimum stay to 4 days in high season and priced it at 330 a night.
I am in Minster so will research some of the other properties to compare

@Kelly1672 Don't forget that the prices you see when looking as a guest are some 17% more expensive than the price the host puts per night in their calendar as Airbnb charge guests a 14.2%+VAT service fee

So I think you need to correct this in your listing if you are only allowing 3 bedrooms to be used

I do abs I wondering what the best solution is for packing personal things away in order to make it more for them ?
Any tips on this would also be great ?

@Kelly1672 Oh dear I am now not clear on what you are doing. You are advertising a whole house so it is fine to lock the bedroom that you use but not OK to be in it when guests are there. Also most whole home guests will not expect your food to be left in the kitchen cupboards etc. If you are happy to empty all your personal stuff into your bedroom that would work fine for guests. Also take out any ornaments with a sentimental value.
Also have you considered that what you are doing will likely mean your house insurance is invalidated. You need proper short term rental insurance from a specialist broker. We use JL Morris insurance brokers.
