Hi, why can’t I see an option to change to split-fee pricing ?

You can't change to change to split fee pricing if you use a channel manger or chose to incorporate the guest fee into your pricing @Bronwen12

@Helen3 I use a channel manager on a different listing. 
so if I remove the channel manager, will the Service fee revert to split fee, with host only paying 3%?

Navigate to your Airbnb profile, go to Account, then Payments and Payouts, and look for the Service Fee  tab. If it’s not there, the option may not be available to you. 
If your Airbnb account is linked to third-party software (like a channel manager or property management system), Airbnb may require you to use the host-only fee model, which is part of the simplified pricing structure. This model typically deducts a 15% service fee from your payout, with no additional fee charged to guests. 

 

If you believe you should have access to the split-fee option, reach out to Airbnb’s customer support for clarification.

I do use Tokeet on another listing I have @Patricia2526. If I remove the channel mgr from my other listing, will the split fee be an option ?

If you remove your channel manager from a listing, you may be able to switch back to Airbnb’s split-fee pricing model, but this isn’t guaranteed. Airbnb’s policies can vary based on factors like your account history, listing location, and whether you’ve previously used software connections.

 

Some hosts have reported that once switched to simplified pricing, they couldn’t revert to split-fee, even after disconnecting third-party software.  

Best is to vontact Airbnb’s customer support for assistance. They can provide clarity on your account’s eligibility and may help adjust your fee structure.
