Welcome to Airbnb! I’m going to be frank with you and your listing. I hope that you are able to take my comments constructively to take your listing to the next level as it needs some work.
The Listing looks like you have rushed to list with minimum effort. In saying this if I was a guest browsing I wouldn’t select your listing to stay. Everything is rushed - the poor description, spelling errors, quality and selection of images chosen.
What is the experience you are offering your guest? Why should I book your listing? Paint a picture for me. You say you are close to the airport and shopping services and gardens? Tell me more about these features and include some photos for me.
I am unfamiliar with your country, however it seems that security is a big deal there and you should emphasise this as a feature. The night photos are to emphasise the security features such as good lighting and camera at the door? If so take some really good quality photos not quick happy snaps. Use the edit feature on your phone to improve the quality.
Your space should be clean and free of clutter to emphasise that you take pride in your home. I’d remove the photo of the toilet with the shelving above full of clutter. If an inside toilet is a feature, then tell me. I’d find an alternative storage option than the shelf above the toilet full of everyday stuff. Do I have my own bathroom or is it shared? Tell me what space is private and what is shared.
Use the extensive listing that Airbnb offer to tell me what is available for use. At the moment the listing is amplifying what is not available. Take the time to select every item you can offer me. Do I have a shelf on your fridge or my own fridge to keep food? Your fridge photos are confusing. Be clear.
The bedroom photo is very basic. Suggest getting a couple of nice cushions to put on the bed to make it more inviting to want to sleep in. A bedside table and lamp would be good. You don’t have anywhere for me to put things next to the bed. When taking photos of the bedroom make sure the bedside lamp is on and the overhead lights on. Then take some angled photos of the room and use your edit feature on your camera for the photos. Take one from the doorway of the bedroom so I can see what the room will look like when I walk in. Make the bedroom welcoming for me.
Most of your photos are not clear on what you are trying to convey to me. Re-take and select only those that you need. Also add a description to each photo.
Also in your reviews for you, it talks about another person. Are they using your account to book accommodation? Looks dodgy to me that your name is not mentioned.
I need to feel that I can trust you and it’s safe for me to stay at your listing. Right now it doesn’t feel safe. You need to create that feeling for me and then be that feeling when I arrive to stay. This is how you get great reviews from guests. Consistently is key.
I see that you are a tour guide - love that! So use your knowledge and experience from being a tour guide and apply it to your listing. You know what experience you are wanting to offer as a tour guide so apply it to your listing too!
Include a couple of photos of the shopping centre, airport and gardens to show me what I can expect to see.
Your listing is telling me a story, so tell it well along with great photos. Make sure the story matches when I arrive to stay.
Your goal is to start getting excellent reviews right from the beginning as it’s hard to redeem yourself back to high quality reviews if you start off with poor quality reviews with a new listing.
Suggest using ChatGPT to help you write your listing information. Make sure grammar is perfect and care is taken with the layout.
Go and have a look at other Airbnb listings in your area that you are in competition with for bookings and see what they offer and how they have presented their listing.
First impressions are EVERYTHING!
