How to Jumpstart an Airbnb Again

Hello everyone, my name is Noe and I've been a host for about 7 months and a Superhost for about 3 months. I noticed that one of my properties isn't doing as well as the other. At the start it got bookings and attention, but these last 2 months it's been rather slow/dead. I'd love some advice or recommendations on how to jumpstart it again. 

NOTE: I recently had a professional photographer come by and redo the photos to give it a new look. I also redid the listing title/description to match the photo changes.

A hard truth: great photos don’t fix bad pricing

 

or …. Your other listing is stealing the spotlight

 

Try this Action (do this for 14 days):

 

  • Drop the price 10–15% below your strongest comparable
  • Remove cleaning fees if possible (or bake them into the price)
  • Set a weekly discount (10–15%),

You have  beautiful properties.

I would suggest max Guest count is nore then sleeping areas.  

Yourfirst listing where do 10 all fit comfertably to dine, relax outside or relax in the living room?   Their group wants to spend their vacation together not in seuaraye bedrooms.

 

Also make sure your watching Revew Catagories in conjuction with overall Review, yours are slipping potential Guests see that if they look at reviews.

 

When traffic is dipping using Airbnb Custom Discounts are a big help.  They can  be set to specic days and you don't have to do a large amount of days.  You can offer different days and do multiple discounts for one listing.  Do 20% discount Airbnb markets the sale which drives traffic.

Your addl guest fees are hurting you. Your listing will be way overpriced as compared to your competition for 10 guests. 

 

You advertise for 10 guests but start charging $80 addl guest fee after only 4 guests?

 

I suggest you price the listing correctly for 10 guests (look at what other listings are charging) or maybe have a $25 addl guest fee after the 8th guest.

Hi there,  here is a quick note to share what has worked well for me.

 

To support my Airbnb listing, I created a separate Instagram account exclusively for the property. Instead of simply posting availability, I use it as storytelling — sharing the space, the atmosphere, and local recommendations.
It becomes not only a curated photo gallery, but also a small tourist guide for the region and an organic way to promote the stay.
For me, this strategy has worked best.  Wishing you lots of success with your Airbnb journey!
