Seasonal Pricing

Seasonal Pricing

Hi All - I’m a newbie!  How do I set higher pricing only for a particular period?

Thanks in advance!

@Claudette102 just highlight dates in the calendar and add a new nightly price

Thanks @Mike-And-Jane0 -  please bear with me as I only saw an option for weekly or weekly rates changes.

Can you point me to the instructions?

@Claudette102 I don't think any instructions exist (or if they do I never found them)

Thanks so much.  I was able to make the updates (manually).

Really appreciate your timely response!!

Hello Claudette: If you're asking about the nuts and bolts of doing that, this article is what you need. be sure to enable 'professional hosting tools'  https://www.airbnb.com/help/article/2062

Personally, I set lower rates on weekdays, higher cost on weekends; discounts for 3+ day stays during the week; higher rates during local events and holidays. I'm a new hosts (5 months - 2 units) I work hard to make each guest's visit unique. A little goes a long way.

I hope this helps and that your experience is a great one.

Kathryn

Thanks, Kathryn - appreciate the link and helpful  tips!

Hello @Claudette102 ! You can go to your calendar section, select the dates and on the right side change the price to your new nightly rate. I hope this helps!

Very helpful- thanks, Kim.

It sounds like you found your answer! But just some tips from another host: I download the academic calendar for all of our local colleges and ensure big days like parent weekends and big sporting events I adjust my pricing accordingly. After a few years of doing this, you'll understand what seasons you're busy, what seasons you're slow, and you'll adjust your pricing accordingly as well.

And I hope you join me and the rest of the hosts on this platform in requesting Airbnb brings back conversation style messaging for hosts. 🙂 you'll note when you have repeat guests, it's a new message string, which is super annoying for a host who's trying to tailor stays for repeat guests.

Hi Claudette,

I'd recommend adding 3 to 5 similar listing to your as a traveling wish list set as comp, see what their prices are and see their calendar to see how book they are. try to be competitive, look at prices 3 months in advance the key is to compete in the future not last min.

I recommend price tools like pricelabs and guesty they all of the guess work for you.

Hi Claudette, Yes that option does exist although I can’t walk you through it as I only have one device with me right now. It’s pretty simple and I’m sure Airbnb will be able to walk you through it. After all it is their job to assist with using their software. I only say that because more and more I find Airbnb giving less and asking more of hosts. Nevertheless I wish you every success.

you can change price on the experience/ when you add dates in the calendar the. You can switch as you like
