Congratulaions!

Now just my impression, but actually hotel rooms.  Guest House gives the impression of house features like kitchen and living room?  Not bad but especially with Airbnb Guests accuracy is mandatory.

Airbnb does have a Hotel Designation, you want to advertise correctly.

Use the Airbnb New Listing Discount will giver you a better boost in the Airbnb Search than a sale pprice.

Check your amenities, some have air some don't all had no essentials, again you have to be accurate.

It says no smoke detectors, I would encourage changing that for Guests and your legal aspects.  Look online, inexpensive plug in options are available.

Photos, think this is the only view a Guest sees to decide.  The Guest decides based on your description and photos.  Review yours I couldn't see a shower in multiple units.  A Guest wants to see they can bathe.

Airbnb Listing has like 5 differrent pages.  You provide 1 paragraph .  I don't knowe your neighborhood or your listing.  Your competetion has more than 1 paragraph.

The other thing is if no kitchen fine tell me restaurants close or food delivery easy.

@Ashutosh42 You are offering 6 rooms in a guesthouse.

It is not recommended to put these all in 1 listing.

As soon 1 bedroom is booked, no other bookings are possible for the other rooms (dates on calender blocked)

I suggest to setup more listings, each for individual room (or a combination of those rooms)

Hi @Ashutosh42

I agree with @Emiel1 , the crucial and urgent issue is that you need a separate listing for each room. At the moment if someone selects "2 guests" and books, your whole guesthouse will be blocked from further bookings for those dates. What's worse, the guests can complain that they actually booked the entire building with all the rooms (while paying for only 2 guests).

When you create the separate listings, each room listing will need photos of that particular room and that specific room's description and amenities. Also, make sure the guest count for each room is limited to how many people can sleep in that room.

Once you have all the listings set up, check that you've written enough in the descriptions as @Marie8425 has said, and double-check that you've ticked all the amenities.

Hi @Ashutosh42,

Your guesthouse has good potential, but the main reason you’re not getting reach is the listing setup.

Right now all 6 rooms are inside one listing — this blocks your whole calendar as soon as 1 guest books.
To get visibility, create one listing per room, each with its own photos and amenities.
This alone will help your property show up much more often.

Also try adding clearer photos of each bathroom and a short description for every room — guests book faster when they see exactly what they get.

If you want, I can help you refine the structure so each room performs better.

Good luck — your location has strong demand!
