My thoughts
The rating of 4.5 for only two guests hurts for future guests and hurts when Airbnb search engine will show you because qat least 4.8 is required. I don't know your area but guests seem to think that you presented something not totally accurate., I would change the ad (you have about 5 pages on the platform) to make that very clear. Not in a negative manner if you are on the outside border of the city. Easy access to sights but then relax in the evening in a less traffic area.
You are describing mansion. Reviews were positive on the property but note not describing a mansion, One review said cozy. Cozy is not a mansion description.
You say 6 but two bedrooms. Sure a sofa bed in the living room. Looking at the pictures the living is small and appears the route to the kitchen. If a sofa bed is open basically until who ever is asleep in the living room wakes up I am confined to the bedroom. Not really a selling point. I would mention in the ad can be used if needed but advertise to 4.
Put kitchen pictures in kitchen folder. Kitchens are important.
Spell loud not laud.
You are going to have to work hard to get up to the 4.8 rate.
I would turn on Instabook because Airbnb will rank you higher. When I turn it on I set my notification time to like 3 days so I have time to vet the guest.
You are going to have to look at your competitions prices. Discount your prices to them but be careful too low and scammers will be attracted.
