How to increase clicks and conversion rate for my listing?

Hi everyone,

I’m looking for some advice on how to optimize my listing. My goal is to get more clicks in the search results and, ultimately, more bookings.

I would appreciate it if you could share some tips on:

Are there specific keywords or details guests are looking for right now?

How can I improve my ranking in the search results?

Should I use Airbnb’s Smart Pricing, or is it better to set rates manually?

Well done on being with Airbnb for a number of years, yet I only see 4 reviews for your property.. have you just become a host?

 

I am a little confused about your property, since when I search, I see 2 different listings, althiyught the details is the same.. some wording is different ... are you able to explain why this might be?

 

I also notice that the rates differ significantly between the 3 listings... a bit confusing to me. (see the screen shot attached).

Your place looks great! "remote" for those that seek tranquility.

 

I note that you have a 4 night minimum stay.. this may be putting some potential guests off booking your place, probably because they may not know what is available to them to do for that length of time. It may be wise to spend a bit more time to explain the local attractions and why they might want to stay at your place... you seem to be the only Airbnb option around you.

 

As you describe what is around you it would be good to state times/ distances. Rather than "a short drive", maybe "a 5 minute drive" to the local store/ cafe"  lets the potential guest orientate themselves better.

 

To your specific questions;

Maybe the using the names of bigger towns around you in the description, will get greater search finds as key words and thus the search rankings.. you will of course need to address distances in your fuller description.... being remote is nice... but only if people know where that is!

 

Personally, I use manually pricing and remain consistent  across the seasons.
