Hi everyone,
I’m looking for some advice on how to optimize my listing. My goal is to get more clicks in the search results and, ultimately, more bookings.
I would appreciate it if you could share some tips on:
Are there specific keywords or details guests are looking for right now?
How can I improve my ranking in the search results?
Should I use Airbnb’s Smart Pricing, or is it better to set rates manually?

Well done on being with Airbnb for a number of years, yet I only see 4 reviews for your property.. have you just become a host?
I am a little confused about your property, since when I search, I see 2 different listings, althiyught the details is the same.. some wording is different ... are you able to explain why this might be?
I also notice that the rates differ significantly between the 3 listings... a bit confusing to me. (see the screen shot attached).
Your place looks great! "remote" for those that seek tranquility.
I note that you have a 4 night minimum stay.. this may be putting some potential guests off booking your place, probably because they may not know what is available to them to do for that length of time. It may be wise to spend a bit more time to explain the local attractions and why they might want to stay at your place... you seem to be the only Airbnb option around you.
As you describe what is around you it would be good to state times/ distances. Rather than "a short drive", maybe "a 5 minute drive" to the local store/ cafe" lets the potential guest orientate themselves better.
To your specific questions;
Maybe the using the names of bigger towns around you in the description, will get greater search finds as key words and thus the search rankings.. you will of course need to address distances in your fuller description.... being remote is nice... but only if people know where that is!
Personally, I use manually pricing and remain consistent across the seasons.

Thank you very much for your detailed feedback and for taking the time to look through my listings so carefully. I really appreciate it.
I have actually been a host on Airbnb for a few years, but until now I did not put too much effort into improving my Airbnb listing because I was also renting the property through Novasol and I already had enough bookings from there.
Recently, I decided to focus only on Airbnb and dedicate more time and attention to improving my accommodation and getting more bookings through the platform.
You made some very good points, especially about the multiple listings, the pricing differences, and providing clearer information about distances and local attractions. I understand how this could be confusing for guests, and I will definitely work on improving these things.
I will also add more details about the area and activities nearby, as you suggested, so guests can better understand what they can enjoy during a longer stay.
Thank you again for all your advice and kind words about the property. I truly appreciate your help and I will do my best to improve the listing based on your suggestions.

I use Airbnb smart pricing as well other pricing software. Guests look for photography with good lighting. Adding a brief description under each photo helps. Also the properties proximity to major attractions is a big one. For example, if your 10 mins from the beach that’s a huge selling point! If you have a pool definitely highlight that feature. Always state what makes your home worth booking. I normally share the link of the property in Chat and then ask AI for tips with the description and heading . I hope all this helps.
