I am new and ask about my listing

Hello, am am totally new in the rent and ask your advice about

 

* my listing Post

* Price for such house

* Recommendations for my post to get it booked

House is gorgeous but the listing reads identical to a real estate house for sale listing. I see you are in real estate. People are not buying the house so I would take this approach instead- 

 

NEIGHBORHOOD- talk location first- what’s within walking distance, what’s driving. People need to know immediately if this is the right location for them. 

ADA- stairs, grab bars, if nothing make it very clear. People need to know if the house can accommodate them or not. 

PARKING- you mention 5 cars but only allow 7 guests. I personally wouldn’t promote the 5 car parking garage. Do you really want 5 cars hiding in a garage? You could end up with over 20 people sneaking in. 

HVAC- assuming central heat and AC but I like to say that up front so people know it will be comfortable. Fireplaces? Other? 

 

then I get into the rooms/amenities- 

 

great room, kitchen, bedrooms, bathroom, office, laundry, outdoor spaces. 

then things like guest access, pets allowed? , licensing info, rules, other things to note. 

I don’t know the market but the price seems low.

to get the ball rolling on bookings try a 20% promotion.

There are few articles that you can check out on how to boost your listing performance, and or make more competent to other surrounding listings such as the following :

But as always the best way is to find it out from other Host how they do theirs. You may try checking out the listing from within your area. Find a listing that is just like yours to see how they setup theirs so you have a guide. You do not have to copy the same exact thing but you can take some pointers from different listings within your area to build a unique listing that is only yours.
