I have a really large property, it has a capacity of 120 people. My problem is that the amount of people that can stay overnight only sleeps 10 people max. I'm find with people using my space for events, but how can i differentiate the two.
Airbnb platform offers accommodation to people for staying and sleeping.
Not accommodations used for events, parties etc..
You can mention in your descriptoin more (non-sleeping) guests are welcome.

That's interesting, I just created the listing and AirBnB gave me the option to enable events in the listing.
That's fine though.
I guess my follow-up question would be, how can I optimize the structure of the listing?
I have 2 cabins on the property, each cabin sleeps 5 adults each.
Ideally, I only rent out the entire property to one group at a time, but how do I set a base price lets say for 1 cabin + property, and then for every person after that the price increases till a maximum of 10.

Each Host determines if "Events" are acceptable, that would be the 10 Guests. One of Airbnb set rules is that "Party Houses" are not offered. Basically "Events" any where have specific community approvals, law requirements depending on state located and specific Insurance protections for someone attending an event required.

@Fabrizio759 I would have 3 listings on Air. One for each cabin seperately and then one listing for the two cabins combined.
@Fabrizio759 if you are Ok with renting for events there is a site called Peerspace that you can list directly there and maybe keep your Air listing strictly for overnight guests. I could see where the overlap on Air could become very muddy and problematic for you.
