Improving my listing

Hi, I have owned my property for 9 years now, rented out for 8.  Whilst there weren't many rentals in my area when we bought, I've had the luxury of many bookings however they have increasingly grown over the years and we have reduced bookings for the last 2 years.  Can anyone advise how we can improve our success rates?

We notice that competitors have copied our photos.  Do Airbnb still offer photographers?

I don't know if you had another listing previous but one big factor in where your listing is displayed is Overall Review Scores The Airbnb preferred is 4.8 your Host score is below that and your listings score is barely above.  That effects traffic your most recent review appears from 2025, traffic is another big factor in display position.

All Fixable just some minot efforts.

Update your listing regularly.  The Airbnb Search reads a field Dare Modified to determine active Host.  You don't have to do whole rewrites just a change that your pronpted Save.  When you hit Save that date is changed to current date.

Use a Sale price because price is used for display position.  Do rgat divided though a regular sale price but set up some Airbnb  Custom Discounts.  If you do ar least a 20% discount Airbnb markets.  I do like 3 days a week 4 different weeks so that is 4 ad campaighs at the same time.

Pick your cover photo based on your Review highlights.  I seen lots of comments about beautil yard and pool.  Entice more happy Guests.

I didn't know I had a host score, until recently and whilst I have great reviews, I have had some really awful guests.  Ones who turned the pool cloudy, knocked over a garden lamp, but they barely take responsibility for! How do I raise my host score, by making changes?  Because I love my listing so much it frustrates me when people damage/mistreat it.  The last guests burnt the top of my lovely oak terrace table, I assume a mosquito deterrent and didn't find out until months later as they had put the table mats in the centre to disguise it, thankfully I think we can sand it away but cant believe what people do!

I could tell reading tour revidew just 1 or 2 negative out of a lot of Happy Guests.  Everyone gets them, you just didn't know what was happenyng, so your traffic decreased.  You will only need some more happy reviews to balance you out.  Guests loved your ad, you have a lot of good reviews.

My suggestions are additional efforts but your just doing some temporary effort to rebuild your traffic.
