Increasing the cost for additional guests

We have a house that can sleep 8 people, and it is advertised as such.   We will always provide pillow cases and doona covers but ask for $10 per head if they want linen (sheets and towels)  which is stiopulated in the listing.  If you get a full house, even if they dont request linen, there is a bit of washing to be done.

 

I was wondering if you can somehow have a listing fee, say for 4 people, that then increases for 5, 6, 7, or 8 guests?  Or charge a higher rate which has discounts for less than 8 people?

 

What's the best way to do this?
