Is this thing on...???

Went live in December and had 71% occupancy. I understand January and February are slow bur still did pretty well. March, however is pretty bad. I havent had a booking in two weeks. I have checked and adjusted pricing (pricelabs) renewed my pictures, completly rewrote (Chat GPT actually) ALL of the descriptions.

The listing says:

 

Top 10% of homes

this home is highly ranked based on ratings, reviews, and reliability.

 

Did you check statisics like amount of views ? (menu "Insights")

 

It also says:

8 guests, 2 bedrooms, 2 beds, 2 baths

I wondered how 8 guests are going to sleep in 2 beds..... ?

(Guests can use filter(s) in search system e.g. number of beds)

Congratulations!  Outstanding cabin.  Your reviews about your listing and you, the Host, were excellent.

My suggestions would be

Guest count 8 You don't say were 8 people would sleep. only 2 beds.  Your pictures don't show any seating for 8 to relax or eat breakfast?  Offering a large amount of people when your not set up to accommodate comfortably, opposes a description as luxury.  You might be decreasing your right market.

Reading your reviews it sounds like parents and kids.  Create an atmosphere of parents, one bedroom and bath, and your second bedroom and bath the children..  You have a bed that fits 2 children, look online for foldable futons. that is an easy inexpensive way to accommodate 1 or 2 additional children.  Set your pricing as a max 6 and I would do an add on over 5 Guests.  That looks like your usual count and people with 5 like that they aren't paying fora 6th person they don't have in their group,  Haha

Guests talk highly about their children enjoying the game room.  Think parents vacationing with children, running around all day, sell the come back relax in the hottub and chidren entertained in the game room.  Heaven lol.  If the areas are far apart baby monitors work wonders.  Parents turn on by the hottub andcan hear their children.  Very relaxing.
