I suggest part of your difficulty is your max guest coumts are too high.  Especially if 5 people costs the same as 10 guests your probablly nogt competively priced for your average group.  Beautil property and excellent reviews but on the reveiws I see they stayed a few nights I suspect quick stays aren't 10 people because 10 people having a coordinated calendar to vacation is something people put a lot of effort planning.

Then on the second listing 5 guests 1 bedroom doesn't seem to coincide with romantic.

Both properties determine what size group is your market, then great you can accomodate more put a add per person price.

Write your ad focus on your target but put a line or two about additional sleeping zareas availa ble.

Guests love their stays but look at your reveiw catagories too.  On your first .listing everything is 5 but your value rating is slipping.  That can happen when a group of 6 feels they paid for 10.

hi there @Marie8425 , thank you so much for taking the time for this insight! we’ve actually had a lot of large groups stay there so far but, this is all great advice, and I will definitely analyze all of it. How do you see the value rating? I’m fairly new to this and I haven’t heard of that. Thank you

I seen just by opening your reveiws on the listing.  When Airbnb sends you a new review if you look at the whole reveiw you see the Overall Rating but it will shosw you what the rate on each Reveiw Catagory the Guest rated.  Airbnb does not calculate thed Overall Rating, So a Guest can mark Reveiw Catagories not a 5 but give you a 5 Overall Rating.  That again says your rental is amazing but you developing a ding there.  A Buyer wants a good value.  When your shopping you want to feel you got a good value.
