Hi everyone! I’m planning to list a big house on Airbnb that can accommodate 8–10 guests. I just wanted to ask for advice if ever a smaller group, say 2 or 4 guests, inquires and only wants to rent a few rooms (not the entire house), do you usually allow that? Or is it really only big groups that you allow? Would love to hear your thoughts or experiences. Thank you! ☺️

@Giselle216  We have larger homes that can accommodate 8-10 guests.  They are rented as the whole house, and we do not discount for fewer persons than the maximum occupancy. Some older couples want to rent a larger home, even when there are only 2-4 persons on the booking.  We had one couple who booked summers at our 3 bed, 3 bath, 8 person property for 5 years in a row and never had an overnight guest; they happily paid the full house price, including additional weekly cleaning services.

 

Unless you are able to securely lock bedrooms, bathrooms or other spaces to make your property smaller, rent as is for your whole house price, and always verify the true size of the group.  Mike and Jane have offered some good advice on how to use 2 listings.

@Giselle216 I would create two listings. One with all bedrooms and one with say half the bedrooms. If the latter was rented I would then, if safe to do so, lock the other bedrooms. Calendars should be linked to avoid double bookings and you can block the calendar of the smaller listing in high season so you don't lose money.
