Long term rent in Costa Rica

Hi, community. There is a potential guest who is requesting to stay for over a year in my listed home in Costa Rica. 

 

Is there a particular regulation on Airbnb about this kind of long stays? Should I do anything different? Should I request anything in particular?

This is a potential financial windfall, and also a challenge. Do you know anything about why this person wants to stay for a year? Perhaps an educational project or a work contract? Do you have a plan in place for inspections, maintenance, house rules? How about mail delivery, and are they possibly intending to establish legal residence this way? An agreement for the potential tenant to sign? A damage deposit? Do you have a business insurance policy cover your potential liability and property damages? It is convenient to have this platform handle the payment and its potential issues, that's for sure. Do you have any legal advice around possible issues you might encounter with what I would personally handle as a year long lease situation? Your property is a major investment and a background check on the tenant would be my first priority, then a very comprehensive legal document to protect my investment. 

There is also the possibility that an unscrupulous person might have decided to take advantage of you and your listing. This is common with some scammers attempting to take advantage of newer hosts. Please be careful. 

From your profile, and your listing, I would love to come stay with you! Costa Rica is amazing and it has been too many years since I was there. My uncle spent much of his life there and other nearby locations doing research, so our family all loves CR!
