Long term stays

How is everyone handling long term stays in terms fees, utilities, etc. 

ex: a 3 mo stay.
Are you charging a monthly cleaning fee?

Are you giving a fixed utility rate and charging for overage? 

Are you supplying them with everything including bed linens, given it’s so long I feel they are like tenants and should be bringing their own stuff. 
How are we handling pets?

My listing is non smoking. How is it to be handled if I enter the home after and smell smoke?

1. You'd need to start by checking whether guests would have assumed tenancy rights for long term stays 

 

2. I cost in regular cleans for longer stays 

 

3. utilities are normally included 

 

4. guests normally wash their own linens at your listing 

 

5. most hosts include a starter pack of cleaning products etc
