MY LISTING

I wanted to ask if the daily reservations I can accept vary depending on the information I enter, for example, if I change the price today and honor it, is there an algorithm that helps me and do the customers who are searching at that moment see me? Is there something in the image of my accommodation that makes me end up like if I change something in a photo, you are something else again? Is there an algorithm that works so that at that moment when they see it, I appear in front of them with my listing?

Yes @Grigorios10  — Airbnb definitely has an algorithm, and small changes can affect visibility.

From what I’ve seen managing many listings, the platform tends to reward “active” listings. Things like:

  • updating prices,

  • changing availability,

  • improving photos,

  • responding fast,

  • accepting reservations,

  • getting good reviews,

  • and even editing parts of the listing

So if you change a price and someone is searching around that moment, there’s a chance the algorithm gives your listing more exposure temporarily. Same with photo updates or calendar/activity changes. It’s not guaranteed “instant front page”, but activity usually helps.

One of the biggest factor today, though, is pricing strategy. Airbnb’s system heavily favors listings that adapt to real demand instead of having static prices. Demand changes every day depending on:

  • events,

  • weekends,

  • seasonality,

  • occupancy in the area,

  • booking window,

  • competitor pricing, etc.

That’s why sometimes a listing with slightly worse photos still ranks above another one — because the pricing is more optimized for conversion.

I could also help you and take a quick look at your current setup and tell you where I think the algorithm may be helping or hurting your visibility.
