@Lyn9701 Most definitely, I think high ratings, especially for cleanliness, help guests make a decision. But honestly, one of the most commented-on factors for us has been location. We aren’t necessarily right next to a specific attraction, but we’re centrally located so guests can reach major attractions in any direction within about 20 minutes.
Plus, that central location has helped us book throughout the year, not just seasonally. We catch visitors in spring for hiking and waterfalls, in winter for skiing, and everything in between.
We’ve also found that guests appreciate that we don’t tack on an additional cleaning fee. It’s built into our nightly rate, and we don’t ask guests to do much before they leave, which seems to be very appealing.
So for us, it really comes down to location, cleanliness, and a guest-friendly approach to check-out!

@Lyn9701 From my small experience, its depend on your target market. Location, competitive price, facilities, services, many more factors.. Get know what your guests want, listen them. They will tell you what to improve and earn
For a new listing turn on the Airbnb New Listing Discount. It really helps get the firs 3 Guests fo each room and builds more positive reviews.
I try to make my house feel like I’ve made 100% effort. I can’t tell you how many times people have suggested I skimp on things because it’s an Airbnb. I take the opposite approach. Because it’s an Airbnb, I make the top effort and put in the extra investment. 100% clean is a must. Pretty linens, fresh flowers, a great coffee maker with fresh beans are all important details.

@Lyn9701 I would say the reviews! My overall score is 5.0, but reviews are really detailed and long. I think guests like that, because it shows them the complete experience they will get.

Most importantly, our excellent reviews and privacy our property offers. We are near skiing mountain and have near 5 acres of land around the house. For winter we have wood burning fire place which everyone loves.

Since you are located near the skiing mountain, do you also offer skiing essentials and gears for your guests?
