I am considering changing my minimum stay to a monthly minimum (31 days). I have existing rentals on the calendar already. If I do change to a minimum 31 days, what will happen to the existing reservations that are on the calendar in the future?

I have one reservation as far out as Feb. '26. Will AirBnb generally work with a host that might need to relocate a couple guests? I'm in Las Vegas.

Use caution accepting monthly stays on Airbnb. Lots of pitfalls for Hosts:

Thank you, Patricia! Cancellation comes with big penalties, but if the guest agrees to relocate to a different host within AirBnb this should protect everyone right?

I have one property (condo) now on the 31-day minimum stay. Yes, there are some complications and a few pitfalls. However, II have another property that is a short-term-rental. 'm in Las Vegas and there's no way that I'm going to be able to continue as a STR. I believe by the end of the week I will convert the second property to a Mid-Term Rental on the platform.

@Elisa I discovered recently that my property isn't compliant with permitting regulations for a STR in the unincorporated area of Las Vegas. It appears there is a VERY long wait and likely impossible to acquire the permit.
