Multiple listings for same space

Hi. Guests told me they would have paid more than the listing price. This made me think about having more than one listing to reflect different pricing. I don't know if it would breach Airbnb rules. Main drawback I can think of is if guest books via higher priced listing and subsequently discovers they could have booked same for less money. I suspect the idea is not advisable but would love to get your thoughts. Many thanks.

Yes it would breach Airbnb's rules. @Adam1846 - how would you feel as a guest if you saw the same place listed with two different prices. It will make you look like a scammer.

if you think you can charge more do your market research to see what your competitors are charging to help set your pricing . and use pricing software

Thanks Helen. 2023 was my debut year so trying to understand the market. I wasn't getting bookings until I reduced price. However, more than one set of guests told me they would have been happy to pay more which led to my dilemma!
