A lawyer has advised me that it is no longer possible to list more than two Airbnb properties with the same address. I have three properties on a small private "estate" but the official address for all three is the same, same street address and number. Is this true? I ahve been lsiting for over 10 years.

Has the lawyer given you any more context around why this would not be allowed anymore? Is it linked to a local regulation perhaps?

It was a lawyer who was abroad. I am thinking about selling the property, and a potential buyer was advised she couldn't rent out three cottages. Maybe it's a local law in German cities. Thanks

Like @Emilie says, It would be helpful if we knew where your three listings are situated as we don't see any listings under your profil. There are regional laws in Italy so depending if you are in Milan or Rome, different rules apply for example.
The laws and regulations in Italy have suddenly become much tougher, just like in France but many other countries worldwide are experiencing the same "anti Airbnb" regulations.
Haven't found anything yet that clearly states that no more than 2 properties with the same address can be listed on rental sites but did find this detailed information on all the new regulations that have been put in place:

Sorry to both of you. I didn't see the reply. I'm based int he province of Lucca, Tuscany in a rural village. I have just obtained both CIR and CIN.
That's interesting @Adrian3997 where did your lawyer source this information from? I don't believe this is an Airbnb regulation as lots of hosts offer multiple rooms in one property
is it a local STR regulation for your area?
Don't think so. I have obtained the local certificates for Italy CIR and CIN.
I think it's just misinformation.
