My listing is gone!

Hello all!

My listing is showing active in my account - but I have been unable to have it pop up in a search.  I've had family search for it as well, and they do not see it coming up anymore, either.  I zoomed into the map view and it is definitely not showing on the map.  But my listing is active.  We've slowed down and now are getting no bookings after being a superhost for 2 years and showing as "top 10% of homes".  I do not understand and i'm so frustrated.  I can not find anything in the account to "approve" or any notice to indicate I have a problem.  The chat support hasn't been of help yet.  Can anyone else give me some pointers to try?? Our listing name is: Naple's PoolsideParadise , we're in Naples, Fl.  Thanks!

I agree with @Karen114 - the listing is there, it's just not ranking well.

I can find you in the middle pages of the search results when I specify Central Naples (instead of just Naples) for 9 guests and dates that you have available.

What's tough is that your price seems reasonable (usually dropping the price to a realistic level fixes the rank). Your minimum stay is only 2 nights, which also helps. There don't seem to be quality issues with you or the listing.

 

You'd have to experiment with things that may help you rank higher - perhaps increase the base price and lower it again with custom promotions (this will help you track views of the promotion). Consider an extra guest fee with a lower base price to appeal to smaller groups (instead of a flat rate), depending on whether this is something you want to do.

You could also possibly experiment with free cancellation and instant book to increase your rank, but for a large property both of those aspects can be problematic (and your competitors aren't necessarily doing either of those).

 

Check Menu, Insights, Listing Issues to see whether there's perhaps anything that the bot is complaining about (sometimes it says it wants different photos or something similar).

@Brian3709  When I put exact dates in as well as guest count of 8  and moved the map location to your area you did show up on the first page.
