Sign in with your Airbnb account to continue reading, sharing, and connecting with millions of hosts from around the world.
We have been advised to increase our nightly fees by approx 15% so that airbnb can deduct all costs from the host rather than partly host and guest.
That is fine.
So why when my new nightly fee is £125 per night and cleaning is £40 does a guest trying to reserve my property see a total cost of £340???
The total cost charged should be £290 with Airbnb paying me approx 15% less than that.
Please can someone explain this? At the moment my prices from JUNE onwards look far more expensive than they should and this will prevent people booking with me.
Help!
regards
Camilla
Hi @Camilla483 - just pulled up your listing and this is what we are seeing (it's in USD, but perhaps this helps?). Not sure how the 'price breakdown' looked prior to any changes you made.
thank you @Greystone0 . We are not seeing the ‘airbnb service fee’ as a separate entity this end.
i can see what has happened. In the uk we were told to add 15% to our nightly fee which I did ( in preparation for it to be deducted as a service fee) and then they have added it on again. A double entry.
I assume you refer to a 2 nights stay (which is your minimum)
Currently guest see this :
Minus the Host Service Fee (3% + VAT) you receive appr. £ 221,-
In the "Host only Fee" structure you need to raise your prices in a way you will receive same amount, as Airbnb will take aproxx. 15% from it. So guest should pay then approx. £ 260,-. / £ 265,-
Hi @Camilla483
To me it looks like you have not actually selected the early opt-in for the 15.5% fee? The Airbnb service fee is only 13.97%, including 20% UK VAT.
Here's your price breakdown when I try to book 10 to 12 July:
Perhaps you've already increased the price, but did not select the host-only fee?
