@Comfort-Stay3 You’ve actually got a good base here, and some guests clearly enjoy the stay, but your reviews are telling you something important.
When the same points come up more than once, privacy, maintenance, smell, clarity, that’s your gold dust. Reviews aren’t criticism to push back on, they’re your best feedback loop.
The one thing I’d change straight away is how you’re responding. Arguing or defending rarely helps, even if you’re technically right. Future guests read your responses to decide whether they feel comfortable booking.
I’d focus on three simple shifts:
Fix anything physical that’s coming up more than once, especially privacy and maintenance
Make your listing absolutely crystal clear on what is shared and what isn’t
Use your responses to show you’ve listened and improved, rather than to correct the guest
Do that, and your ratings will settle quickly.
