I’ve got a host that has hired me to be their co-host through your co-hosting platform. She has 3 current listings for the property now as she rents by the room and has 3 rooms. Once I take over, we will be renting the entire house on Airbnb instead.
Is there a way for us to make a duplicate listing for her house on my account? Right now she has the 3 “rent the room” listings on her Airbnb account, so we need a new listing for the entire house on my account.
We cannot use her account on Airbnb to do it because I am using OwnerRez software and if I integrate with her account, it will integrate all of her properties, and I’m only taking over one of her properties.
Her current listings right now have a couple of bookings in June and 1 in July. She has the calendar blocked off now so no new bookings come in, but if we wait until the last reservation leaves in July to make the new listing for the entire house, we will miss out on a lot of potential summer revenue for the dates in June that are not booked yet. Obviously on the new listing I will block off the dates she already has booked on her account so we don’t double book.
Anyone had luck with doing this?
The owner should open a new account on Airbnb for the whole home UNDER HER NAME as owner. She would then invite you to Co-host. Then you can be named as primary Host, but she remains as owner. Guests will see your name as Host with her as Co Host on the guest side. The listing side will still show her as "Owner". The calendars should be synced to prevent double bookings. Then unlist the rooms listings (guests will still be able to commuicate with her as normal until all the rooms resevations are done). This prevents guests from seeing the rooms listings in a search (blocking dates does this too, but the rooms listings could still be seen on her profile).
An owner of a property should never allow a Co-Host to setup a listing with the Co host as owner.
Not sure about the OwnerRez PMS and how that would work.
Yes, thank you for this. We talked about her setting up a new account in her LLC (since Airbnb won't let her have 2 accounts in her name) and then adding the new listing to the new LLC account, but were afraid that the duplicate listing (by home address) would be flagged and therefore shut down both the new listing and her current 3 listings that still have bookings on them into July. I can tell you for a fact that if I API connect my OwnerRez to her current Airbnb account it will automatically pull over both properties in to my PMS and I only need visibility in to 1 of them, so that's why we need an entirely different Airbnb account with this 1 property.

Yes, Airbnb could flag it as a duplicate account, even if under a different name.
Not sure about the OwnerRez PMS and how it works, but many hosts use a PMS and only connect some of their listings, not all? Also, I believe the owner would need to connect to OwnerRez, as the Owner should be setup as owner on the new listing? Didn't know a Co Host could attach PMS software to a listing that they are not owner on? We don't use PMS software so not sure.

It is never a good idea for an owner to allow a Co Host to establish an Airbnb account under the Co Host profile rather than the owner's profile. This means should the owner decide to terminate the Co Host arrangement for Co Host failure to perform, the owner does not have any control over the listing, all reviews will stay with the Co host - not the owner. Additionally Airbnb will not intervene if a Co host decides to continue operating the listing without the owner's consent and Airbnb will not intervene. It then becomes a legal matter for the owner to try to regain control over the listing.
