We are new to hosting and just recently posted a space. Please feel free to critique our listing/space and leave recommendations. Any feedback is welcome. Thank you in advance!
@Paige219 Your rules allow parties (as long as they are small). This will be potentially disastrous! Also offering to squeeze 6 people in will probably cause more trouble than it is worth.
My original thoughts were to accommodate families with children (which is why I offered an air mattress upon request), I was not thinking of it in that way. I do understand your viewpoint, thank you!
It is a nice listing with a lot of amenities.
My remarks:
You offer a weekly discount of 0,5%, then better do no discount at all.
The pictures of the interior look a little "dull" to me, in contrast of the outdoor pictures, although i realize shades of grey and black are the main colors.
The link to the listing is just:
https://www.airbnb.com/rooms/53293147
The homepage needs a coverphoto:
https://www.airbnb.com/users/431301030/listings
To test under with conditions the listing will show up:
https://www.airbnb.com/s/homes?host_id=431301030&map_toggle=true
Hope this helps
Do you have any suggestions on things to add to the interior? I wasn't even aware there was a homepage, thank you!
@Paige219 It's a nice space, but I also find it far too monochrome. You need an accent color to liven it up and the bit of blue doesn't do that. Maybe salmon, or a warm golden yellow? Gather up some things you have around that you like the colors of- a plate, a pillow, a book, whatever, and bring it into the apartment and walk around with it to see what looks best with what you've got there already. I find that it's easier to get an idea of what a color would look like if you use an actual object rather than little color swatches or your imagination.
I would also can the air mattress offering. Once you start giving guests the idea they can cram more people in than your max guest count of 4, they will cram even more in. I also find it a bit strange that you put 2 queen beds in one bedroom- who do you see as your target market? It certainly wouldn't be suitable for 2 couples, as they would have no privacy. And if it's a group of 4 singles, they probably wouldn't be into sharing a bed. I would have put a king size bed in there and listed for 2.
You mentioned here you were thinking of kids when adding the airbed, but your listing looks more like an adult sort of space, not a family-oriented space.
Guests tend not to read lengthy descriptions all in one paragraph. You should pare down "The Space" section to about half or less of how it reads now. I got cross-eyed before I was a third of the way through. It's far too wordy. The Space only needs to describe the layout of the place, the rooms, etc. (and it's good you mentioned no elevator) but there's no need to put extraneous info in there about laundry pods and that sort of thing.
@Sarag997 Thank you for your input. I know I need a pop of color, I tried to do that with the blue but I agree that it does not liven it up. I will try playing around with a few colors. This is my first experience hosting on Airbnb and the condo came furnished with two beds in one room, the previous owners also rented it out so I just thought thats how I should leave it. I am working on making the space more family oriented as well. I will change some things in the listing per your advice. Thank you!! This is definitely a learning process.
