New Shared Space Host

Hi All, this is the first time I have hosted a property with a shared space. Please give me your best tips and pitfalls you've experienced for renting out a room in a house. One question I had was the cleaning fee. I have someone wanting to book for 10 months but my cleaning fee is just $20 for one booking.

As a new host I would avoid such a long booking .

I offer a lower monthly discount and include fortnightly cleans including towel/linen change to help maintain a listing .

a ten month booking will be more like having a lodger . Have you chatted through plans for their stay . Will they be working outside of the home? Will they be cooking a lot ? What happens if you don't get on too well ten months is a long time.

i haven't accepted a booking that long in ten years of hosting a room in my home.
