Hi everyone! New host here — just launched my first listing and would love honest feedback before I start getting more bookings.

It's the main floor of a restored 1898 Victorian home — king bed, full kitchen, 1,000 sq ft, riverfront backyard with fire pit. Upstairs unit is rented to medivac pilots.

I think you incorrectly listed as a Guest Suite. A Guest Suite is an area in my shared space. I think correcting it to apartment which it apprars you have, the unit is totallty private only yard and laundry are shared.
Your home is beautiful and you should highlight it is unique. Write your ad to encourage visitors not buyers. Why is a potential Guest looking gor a STR in your location? Are you close to something that has high traffic? A site an employer that brings in temporary workers? Share your knowledge.

I am going to think through why a guest would pick a STR here. I think being right on the river is a big feature we aren't communicating well.

You can actually use one of the free AI tools. Prompt search internet why do people search for STR rentals in and put your location.
