Hi @Husnain7 A few thoughts:
You need to add photos of the bath (or shower) in the bathroom.
Number of people is odd if you have 3 bedrooms and I would show more pictures of the bedrooms
On pricing you should search as if you were a guest and compare your property price to others in the area. Until you get reviews you may need to be 5-10% cheaper than competitors to reward them taking a risk on you. The initial discount recommended by @Marie8425 will also get you to the top of the search rankings and help you get more customers.
Hi @Husnain7 😊,
Thank you so much for sharing this here and welcome to the community center!
Have you started getting reservations?
I’ll tag a few hosts who will know how to help you: @Oksana127, @Marie8425, @Helen3, and @Mike-And-Jane0.
Thank you in advance everyone!

Suggestions
Change your sale price to the Airbnb NewListing Discount. It is really helpful.
Remember vacation renters have a big difference to long term renters. The decision has to be made before they get to physically see. The decision is made based on your photos and description. Pictures have to keep your targeted market thinking they can image their group enjoyhing themselves for a week and then going home.
Identify who would need a STR in your area, then desigh with that in mind.
Fill in all amenities, such as kitchen, depending on location what is standard to you isn't to guests from other locations. Also guests can put filters on their Airbnb Search. If they filter for refrigerator, your listing doesn't show.
If there are hot tourist spots your near create Airbnb Guidebooks.
I also think a place to eat is as important as beds, your table is very small for a big rental.
Hi @Husnain7
I would look at the listings of local super hosts near you to see how they are promoting their listings in terms of good practice
Three things that stood out
1. why do you only accept three guests with three double bedrooms
2. you only have a few lines of copy to describe your listing. Nothing around why guests should stay with you. No description of your accommodation and key amenities. No description of your neighbourhood and why people should visit
3. You need better well lit photos to highlight key amenities

Hi Husnain.
Lovely flat you got there.
Here are few key points to note
1. If you can, get professional pictures. This helps your listing stand out and quickly capture the attention of bookers.
2. Show at least 2 or 3 pictures of all the areas in the property, the rooms, kitchen, bathroom, lounge, corridor or balcony. This will allow guest know how much space they will have access to.
3. Your House rules is not detailed enough. List what guests can do and cannot do. Check-in and check out time, quiet hours, check in instructions etc
4. Describe your property with catchy phrases and let that show in your listing title. e.g if you offer free WiFi and parking, include that in the listing title “with free parking & high speed WiFi” things like that get guests attention.
5. Highlight the social network, transport links and closeness to attractions like 5mins walk to the park or city centre or 10mins drive from the airport
6. Offer the new listing discount and ensure you’re quick to respond to guests enquiries
7. Increase the number of guests if you can or if it’s allowed. I don’t know the regulations in the country or area where your listing is but if you have a 3 bedroom property, minimum number of guests should be 6 except the listing is rented by room and not the entire rental unit.
I hope this helps. Goodluck
Hi Husnain7,
Congratulations on getting to this stage! I am also a relatively new host so it is fresh in my mind about all the planning and effort involved.
Here are my recommendations:
RE PHOTOS:
- show/identify each bedroom and correlating bathroom in the photos (each person in the group renting may want to see their specific accommodation)
- It's very cute how you folded the swan towels. Creates impression you care as a host to do extra.
- This is a very minor and subjective suggestion - but the living room looks a bit dark/heavy in the photos - you could lighten the mood by perhaps using different cushion covers on the sofa pillows.
Re description:
- clarify if it is smoking or non-smoking accommodation. If it's non-smoking is there an outdoor area where smoking is allowed?
- make it clear if it's a shower, or bathtub, or combo in each bathroom
- include more details about the location (i.e. distance from airport/major bus routes/train station, nearby attractions, dining options, nearby shopping for essentials, etc.)
- let people know what kind of building the accommodation is located in (is a detached home, apartment building)
- check in and check out times
- what is the check-in method? lock-box? or?
- if you have blackout curtains or blinds mention that too
- Is it a smart TV? Does it have Netflix, YouTube, etc?
- if there are TVs in the bedrooms mention that
RE AMENITIES - consider adding:
- hairdryers in each bathroom
- reading lamps beside each bed
- an iron and ironing board
- more dishes, cutlery, and drinkware. Given that it is a 3 bedroom unit, I would supply a set of 8 of everything (and some wine glasses)
- if the weather or A/C can be cool at times, you might want to supply some additional blankets
- I agree with the others that a larger dining table would be good and allow the renters to be able to sit together
Good luck with everything, you're off to a great start!
