Good afternoon guys first time putting a listing on Airbnb spacious townhouse in Decatur I just wanted to get insight on the traffic I can expect and the rates that I should be putting. Note if you didn’t look at the description I have all the amenities with the exception of a few. Please and thank you any feedback would be good

A guest considering your property will compare it to others nearby. You must study the competitors! There, you'll discover traffic, availability, and pricing that you can leverage. Pay close attention to how others structure their pricing—do they include cleaning fees or not?

Look at interior designs that you find appealing and learn from them.

You can get an understanding of pricing by looking at what your competitors are charging.  @Lemoine0 

You can get an idea around likely demand by looking at Airdna or similar (many areas are suffering from oversaturated markets).

I agree with @Guy991 and @Helen3, the first step is definitely to do a search like you are a renter in the area of your property and find other listings that are similar to yours - the same number of rooms/beds/baths, similar amenities, general location. Then look at what they've priced at a night and if they have many recent reviews/stays. That will give you a good idea of the ballpark of what you should charge.

At first, since you listing is new, I would try to price yourself under/cheaper than similar listings. That will make yours a bargain to attract your first renters and start getting some reviews and experience! Later once you've established some business, you can always increase the price back to a fair market rate.

As far as the listing itself goes, this picture above is my favorite. I'd try to take another version of this photo without the car in it and make it the first image so it shows up as the featured one for your listing! For the other pictures, I'd recommend turning on more lights and making the bed - great pictures make a huge difference in getting renters. I'd also add a bit more to the description, what makes your place great?
