New to hosting

What recommendations do you have for someone just starting out on Airbnb with a mid-term rental? With so many options available to guests, how does one attract clientele?

It looks like a great short-term rental house, and it's clear you've put a lot of effort into it (I love the picture of the coffee assortment you offer).

 

I’m happy to inform you that your property ranks first in search results for your area. Your pricing is well-positioned compared to nearby properties; however, I would suggest lowering it by about 10% to make it more competitive and appealing, bringing the first digit down to 3,xxx instead of 4,xxx.

 

I also noticed there's a minimum stay of 25 nights. 

 

Here are a few things to consider:

 

As previously mentioned in the community, after a guest stays for a month, they are legally considered a tenant, not just a guest. This means that if you need to remove them, you would have to go through the legal eviction process.

 

It's important to have a rental agreement in place with the tenant, and ideally, you should collect a security deposit, which Airbnb doesn't allow.

 

You might want to explore also other platforms that specialize in mid- to long-term rentals, where potential tenants are more likely to search for properties like yours.

 

Or, if possible, consider offering short-term rentals like many of the properties around you.
