Hi @Emma4605 well done on becoming a host! Your place looks great... guests will come...
I did a general search for places around you to host 4 guests and have include the screen shot of your place and then others around you that could host 4 guest.
The dollars are New Zealand dollars and this is only important to show you the variation in pricing % wise.
Your place is $NZ1198 and except for one other ($736) your rate is x2 other places around you with 4 guests.
Your place sleeps many more, but by pricing to the most guests, you may be ruling out the more frequent smaller number of guests.
Is there a way of closing off a bedroom and pricing lower? or you could price for 4 guests and then add a fee for each additional adult. this may attract more potential guests.
Best wishes
Regards
Graham

Hey @Emma4605 ,
Congrats on getting your listing up, that's the hardest part! Your listing itself looks good, but there's room for improvement on the photos.
The cover photo is the money shot. It should highlight the main event or best feature of the home. I see you chose wisely with your pool, as it's a main seller. I would chose a wide shot of the pool with plenty of light and maybe some of your house in the background. You also have an incredible view from the balcony which is a close second.
Also, too many photos can be overwhelming, in my opinion. For example, one picture of the bathroom can be enough. I would remove any pictures that don't add to the listing.
For new hosts, I usually suggest pricing strategically lower to get more volume, as you need to get those 5 star reviews to roll in. Once you get your footing, you can raise prices to where you feel comfortable.
I see you already got some bookings, so you're on the right track. Wishing you the best in your hosting journey!

Welcome again to hosting, i checked your listing, it is fantastic, clean, homely and welcoming, nice environment, and the pool is the deal breaker.
My only question is, whether the dining table is big enough to take 8 people as per your listing, i could only see 4 chairs, unless the table is an extended one, in that case you are good to go. You are on a right footing, happy hosting
Hi @Emma4605
I just looked at your listing and it's a beautiful home and a great setup overall. You’ve already got a few bookings, which shows the place has strong appeal 👏🏻👏🏻👏🏻
Just sharing a few suggestions that could help improve visibility and increase bookings further.
1. Professional photography would make a big difference. The home, pool, and outdoor areas are strong selling points, and high-quality photos will help the listing stand out in search.
2. You could add a short Perfect for line (couples, families, quiet getaways, remote workers) to attract the right guests
3. If possible, you can add early check-in / late check-out subject to availability. This feels flexible without committing.
4. As reviews grow, gently encouraging guests to leave feedback will help boost ranking even more.
Overall, it is a lovely property with good potential. With professional photos and a bit more experience focused storytelling, I am sure it will perform even better.
