Hello. I'm new to Airbnb. I have one furnished single family home I added to Airbnb a few weeks ago. I think the pictures look good and the price is fair but I'm obviously missing something. I would appreciate your professional thoughts.Thanks.

First of all congratulations to be part of Airbnb community and welcome as Airbnb host.
Your house Is pretty but i would like to help you from my personal point of view:
- regarding the photos: i suggest you to contact a professional photographer to make a wonderful photoshoot of your property, i know it s a lot of money but trust me, it s worth it.
- put down a more detailed and emotional description of all the amenities and spaces that your property offers to potential guests, i suggest you to see this guidelines of Airbnb are very good
- i see that you have a minimum stay of 30 days, i don t know your area, it s forbidden to reduce at first your stay just to receive new reservations so new reviews.
- start with the 20% discount of Airbnb for new lusting and then continue to give the same discount until 5/10 at least 4.8 score reviews.
This Is my personal opinion.
Of course i don t know your area so study also your market area and which kind of guests you want to attract ( families, couples, studente, etc...)

Hello @Elisa . I'll contact a professional photographer for photos, and I plan to add more emotional messages to my posting. I would like to paint the kitchen cabinets and trim work, but we don't have the funds for it art .

5 people having the same location need for 30 days is a very limited market. I looked for your location and most of your competition has a 2 day minimum. I would review if Airbnb is the right market or your plan?

I would recommend to update your houserules with at least these options, availalable in the editor:
Check-out time, Smoking allowed yes/no, Pets allowed yes/no, No parties
(and maybe some more custom rules)

Missing Amenities and Sections of Listing
The algorithm is very sensitive to missing amenities and incomplete sections of your listing. You should have at least 50 or so amenities and many are missing the additional details Airbnb asks for. Airbnb says you are missing "Essentials" which are TP, soap, towels and linens and also no dryer?
Suggest you go to the Amenities section and click the plus sign top right. Go through the entire list of amenities and check off every one you have. Then click the Edit button top right and add all the info indicated by the pencil icon:

You are missing entire sections of the listing and that can hurt you in search results. Use the Guide below to finish completing your listing:

Limited Availability
Your 30-day minimum is hurting you as @Marie8425 said. Unless you are required to only offer 30+stays due to regulations, I would definitely reduce minimum. Monthly stays are problematic on Airbnb has they do not offer rental agreements, security deposits or background checks. Other platforms that cater to the 30+ market do offer these protections for Hosts. Additionally there are lots of scams for monthly stays and I usually don't recommend them for new Hosts especially:

Additionally, requiring longer stays delays your listing achieving Guest Favorite status quickly (five, 5-star reviews) which is a huge factor for listing success.
Agree the kitchen cabinets need upating. However, you can work on that when you have funds. The other suggestions (like @Andrea9241 's suggestion for professional photos, @Emiel1 's suggestion to finish completing the listing (house rules missing) and @Marie8425 's suggestion that your 30day minimum can reduce visibility in guest searches are more pressing to resolve first.
