Please help with my listing

Need advice.  My listing isn't getting. Noticesd or hits after 5 months.  Any advice is appreciated and welcome!

@Patti343  Cute place and I agree with everything that @Joan2709  and @Joe771  said.  Some other suggestions to help cozy it up would be some artwork on the walls, plants, area rugs and lamps in living and sleeping areas especially on night stands.  

 

Your title doesn't say much becuase guests won't know Bob's place.  I would use something like  

"Cozy Home 20 AC Buffalo River Tyler Bend Nat Park"

It's great that you let guests know you are far away from most things.  I would capitalize more on that so you can attract the guest that this will appeal to.  Have more pics of the surrounding area like the National Park as well as Buffalo River.

 

If you have the stomach to include Kayaks that would be a nice amenity too.  Fire pit will be great!  You have so much flat real estate there to work with and could really go crazy with Fire Pit, Seating Area, Grilling Area as well as lawn type games. 

If there isn't a lot to do in the immediate area having these things will really make it appealing.

I did see your listing but I'm afraid it was on page 7 around spot 15 - not so good. Generally you'll need to be on the 1st three pages to get booked. Additionally, the algorithm really favors recent bookings and since you haven't had any, that is problematic.

 

I would change your cover photo ASAP. The current one of the exterior is not very inviting. This is the most important photo for your listing and it has to get guests to stop scrolling. I would use this photo for now, but suggest you retake it from the same angle. Get a fire going in the fireplace and turn on the TV with Netflix logo or something like that:

Professional Photos

A primary key to success on Airbnb is quality photos. Please get a professional Airbnb photographer (not a real estate photographer) to take photos. It will pay for itself with 1 booking and you can generally write it off as a business expense. Your photos should convey cozy, warm, inviting and even fun - the current photos aren't doing that. All bed linens should be crisp and without wrinkles. The shower curtain has wrinkles - pop in in the dryer with a wet towel on low-med for a few minutes to remove the wrinkles. 

 

Captions on All Photos

Please put captions on ALL your photos and don't just say "Kitchen" for the Kitchen photos. Always say what the guest can do, experience of enjoy in a space "fully-equipped kitchen makes meal prep a breeze". You get the idea. 

 

Add Photos of Favorite Local Spots

You mention the River and if you have some favorite local places to eat or places in the National Park add those. You mention hiking and kayaking - do you have any photos of that you can add. Add Some Twilight Photos of the mountain view you mention.

 

Outdoor Patio & Fire Pit

Be sure to add pictures of this when you add this, as it is important for guests to have an outdoor space to enjoy. I suggest get a fire going in the fire pit and take the photo at twilight.

 

Missing Listing Information

Go to the Location Section of the Listing Editor and add something to the Neighborhood and Getting Around sections so that will appear on your listing.

Missing Where You'll Sleep Section

Go to the bedroom photos and add the bed size to sleeping arrangements on the photo. This will populate the Where You'll Sleep Section on the Listing.

Amenities

You are missing alot of amenities? A listing this size should have about 50. Also there are alot of addl details you are missing on some of the amenities as indicated by the pencil icons. Go to the amenities section and click the (+) sign top right and go through the whole list and check off every amenity you have. Then click edit top right and add the details indicated by the pencil icons. Airbnb says you don't have essentials like TP, soap, towels and linens? I'm sure you do, but you need to add that in the amenities section.

Appeal to Families

I would add some yard games for outside and take photos of those. Add to your amenities list. Do you have a Pack n Play portable crib? Do you have a high chair? Do you have kids dinnerware? If you don't have those, add them and take photos to add to your listing. Don't forget to add them to your amenities list

 

Price

You'll need to look at other similar properties in the area and price your place at least 20 percent lower to get some bookings. You can increase the price after you get 5-10 bookings with good reviews. Remember, the algorithm puts a high value on recency of bookings. Look at the top listings in your area that are similar to help you with that.

@Patti343 Sorry to hear that you have only have been contacted 2 times in the past 5 months. Here are a few suggestions. I would change the "hero image" or your main image. Is there something about your place that stands out to you? Like the view, you mention it in your copy or an amenity that you have that some of your competitors don't? That should be your main image. That needs to grab future guests eye. A view of the mountain during sunrise or sunset, which ever is the prettiest. 

 

Second, I think the copy could use some work. The copy needs to grab people and want them to stay at your place. 

 

Third, I would decorate it for the holidays and take pics. I would have some post up there as well. We are less than a month away from that time of year and people are thinking and starting to plan travel for the holidays.

I suggest updating your photo tour to better showcase your listing. Tap on “Spaces” and add a detailed description for each room or area highlight what makes them unique, any special features or amenities, and how guests can enjoy them. This helps potential guests visualize the layout and experience, making your listing more appealing and informative.
