Hi, I have a four bedroom bunglow. i intend to give indivudual rooms on rent with all guests having access to the common areas like , the kitchen, drawing room, dinning room, garden, the staircase and limited access to the lift at the time of check in and check out. I do not see any option for differential rates for these bedrooms as they are different in size and have different facilities in each one of them. Could you please suggest what I can do for the same?

If you intend to rent all four rooms individually, that means creating four separate listings.

You need to create four individual listings and link them @Nutan3 

Don't forget to factor in how you will do cleaning of the communal areas and cleans for individual rooms without disturbing guests stays.

Thanks Helen.  Also wanted to ask where in the listing process can I mention that smoking and drinking are not allowed in the premises?

I would mention it in your house rules and up front in your listing description. @Nutan3 

Guests expect not to be able to smoke but are likely to be put off by not being able to have a drink.
