Removal of property listing

Long story short- I took over a property on 8 September 2025 (I have a legal signed agreement which Air BnB have been sent). 
the previous host of the property signed a termination agreement in July 2025. 
when I took over the property I was completely unaware of any issues. 
after a few weeks my listing was suspended due to a previous listing having issues and stating I was circumventing the policies. I appealed but as I was completely new to this did not know what to provide other than my legal agreement. Appeal was swiftly upheld. 

i have since spoken to well over 75 individuals at Air BnB and every single time I am told something different. 
. nothing you can do for 12 months then can relist property. 
. we will lift the suspension on your lifting (which turned out to be absolute rubbish) 

.we can’t consider new evidence after an appeal. 
. if the previous host removes her listing I can relist mine - this had already been done so that wasn’t true either, 

 

fast forward to an email I received last night 

 

But what we mean by why this cannot be relisted at all as it is not about the property having a new owner, and it is now doing good with you as the new owner.

But instead, since this listing was never settled accordingly from the previous listing owner in their Airbnb account's end then the listing can never be relisted. We need all quality issues flagged from the previous listing owner to have it settled within their account's end before this listing can be relisted by a different listing owner.

So truly this is not about the issues being rectified in your end, but it needs to be settled from the previous listing owner's end. As this is being seen by our Policy as a circumvention way that since the listing had issues in the initial listing owner it is now being relisted in another account thinking it will not be detected by the system or the new listing owner can rectify the issues left by the previous listing owner. And this is being detected by the system due to the address of the listing.

That is why your appeal was closed, and we won’t be able to offer you any further support in this case at this time.

Please accept my sincerest apologies for the significant inconvenience this matter has caused. Do know that this was not something I have expected to have happened nor the experienced we would have wanted for you, as this was a matter truly not under my control and I do hope for your greatest understanding.”


to me this is obscene. 

please admin, can you help? 

Does anyone have any advice as I will not let this go.

You made a very similar post a few days ago and received some useful advice @Emma-Victoria0 

 

as I advised on your previous post you really are better focusing on marketing on other platforms and via direct booking. Airbnb are a law onto themselves.

 

arbitrage which is what you are doing is an inherently risky business model as you're responsible for rent, utilities and business rates whether you get bookings or not.
