Seeking Advice: 4 Bookings, 134 Views only. How to Convert Viewers into Guests?

Hi everyone,
I’m Alex, a new host in the area and excited to be part of this amazing Airbnb community! I recently launched The Dulles Executive Retreat, a cozy and sophisticated space near Dulles Airport, perfect for business travelers and remote workers.
I’ve been fortunate to receive 4 bookings so far, but with 134 views on my listing, I wonder if I could improve my conversion rate. Do you have any tips on optimizing and attracting even more guests?
I’d love to hear your thoughts and learn from your experiences. Thank you in advance for your insights. I’m excited to grow with this community!

Your visibility is good. I find you high on page 2 when I search near the airport, flexible dates, 2 guests. You can move up if you relax your cancellation policy. Also, your price seems to be slightly higher than some of the listings ahead of you. I understand that the ones 20 minutes from the airport will be cheaper, but your price seems to be on the high-ish end of the prominent listings for 10 minutes. Perhaps try the cancellation policy first, and then see whether you need a slight price-drop.

I truly appreciate the time you took to review my listing and provide such valuable feedback! I’ve already implemented your suggestions by relaxing the cancellation policy and even reducing the price, and giving more discount percentage to weekly and monthly bookings, now I am eager to see how these changes impact my visibility and bookings. I also noted your advice on pricing and revisit them. If you have a moment, I’d love for you to review the updated listing and share any additional advice you might have. It's on page 1 when I check flexible dates for 2 guests now, with no filters. Someone searching more specifically should find it very high, so looks good!
