Smart pricing

Hi all! Im a new host and am curious if anyone uses the Smart Pricing option. We are struggling to find the right pricing and get bookings. Any info would be helpful!

I use "Smart Pricing" with a very limited bandwith.

I have set the botom price to what a would normally have set as a base price.

I have set the top price 20% higher.

Result: about 80% of my calendar shows bottom price. The other 20% varies, but until now never showed the top price.

Airbnb uses algorithms to decide about the correct price, IMO it is mainly driven by measuring more/less demand for (Airbnb-) accomodation in my region.

Sometimes i see a relation with a festival or event in my city on the higher priced dates (but then there is likely allso more demand, so not clear how intelligent the "Smart Pricing" really is)

@April733  we have had a similar experience. Smart Pricing seems to sit near the minimum price most of the time and only increases when demand is clearly higher, such as during events, holidays, or busy periods.

I find it useful as a guide, but I still adjust manually for local knowledge—special events, peak dates, and times when bookings are moving faster than expected. The algorithm can help, but it doesn’t always understand the unique value of each property or location.
