@John7768 your listing is great! You may consider the following tips that will gain more bookings and occupancy.
-Ensure your listing has high-quality, well-lit photos that accurately represent the space. Consider hiring a professional photographer. Keep your listing up to date with any new amenities or improvements.
-Research similar listings in your area to understand market pricing. Consider using dynamic pricing tools that adjust your rates based on demand, season, and local events.
-Politely ask guests to leave a review after their stay. Respond professionally to both positive and negative reviews to show you value guest feedback.
-Offer flexible cancellation and check-in policies if possible. Offer discounts or special perks for repeat guests. Hope this helps!
Thank you, @Alicia753, for the excellent suggestions. @John7768, are you considering implementing any of these?
I am also reaching out to some of our Hosts to see if they are willing to share their feedback: @Patricia2526, @Eileen462, @Cheri354, @Lorina14 and @James3814
All the best,
Good morning Paula. Thank you for reaching out to other hosts on our behalf.
Everyone has provided some great suggestions and we will be implementing several of them. I do plan on having a professional photographer take photos, but awaiting a few more things to arrive, so everything can be included in the photos.
We do immediately answer inquiries, contact a new reservation and stay in touch.
We leave little things to make it special to the particular guest, such as New Year hats that lit up and noise makers for New Year’s Eve reservation, stuff to make s’mores for those with children, etc.
We need to go and read how others describe their place, because words are limited.
Again, thank you and have a great day.
John and Yvette

Good afternoon Paula-
I have uploaded the new professional photos and changed some wordings.
If you don’t mind looking and seeing if anything else is missing.
The night pictures will be taken in a few weeks, after photographer’s surgery.
Thank you,
Yvette & John
Hi @Alicia753
Thank you so much for taking the time to look at our listing and providing feedback.
we are waiting on a few new amenities to arrive to be included in photos, but willl hire a professional photographer, as everyone has suggested.
Do need to research a little more of local listings to see the differences. We just recently changed our rates, because of certain events happening in our city.
Thank you again and have a great weekend!

Hello @John7768 Thanks @Paula for tagging.
Successful hosts are often those who are able to imagine themselves as a guest, and it's a good idea to reply quickly and pleasantly to all guest queries, which creates a better rapport and connection. This will increase the chances of guests choosing you over someone else.
The key to a happy guests is managing their expectations. It is okay if your listing isn’t perfect. You just have to be upfront about every detail.
Thank you for taking the time to review and make suggestions. We do respond immediately to every booking or inquiry. I am responding a little late on the communications ty page, because it emails John, not me. lol. I will have to start regularly checking in, to be more prompt, but do get text message notifications on inquires or bookings!
Look forward to talking more with everyone!
Have a wonderful weekend-

Hello @John7768
Hi Yvette, I suggest John should make you a co-host so you will get all the notifications from potential guests. Interaction between guests and hosts is important. Make sure you don’t miss any incoming messages. Keep the Airbnb app on your phone and be sure notifications are turned on.
Hi @Patricia2526 . We have tried, but says phone number incorrect, email not recognized. I did make some headway once, but accidentally took photos of my concealed handgun license, instead of driver’s license (same color, etc.) and said it wasn’t a recognized form of id. I have never gotten another link to resubmit. I will send invite again to see if I can correct. Thank you for your help.

Hi @John7768, checked out your Airbnb listing, and it looks great! To enhance it, consider highlighting any unique features, adding a personal touch to your description or adding a few more pics to showcase all the cool features and periodically review your pricing compared to similar listings in the area. Adding a seasonal touch to your pricing strategy can also attract more guests during peak times. Best of luck with your hosting, and hope you get tons of bookings! 🌟
Cheers
James
