As a new host for long-term or mid-term stays, should I choose split-fee pricing or simplified pricing?

I’m feeling a bit lost and frustrated about this decision.

@Ehzad20 it makes little difference in truth. Simplified pricing works out about 0.5% more expensive than split-fee pricing which is counter intuitive (about because it depends on the VAT/Sales tax rate charged on Airbnb commissions). We liked simplified pricing as it helped us maintain fairness across other platforms like booking.com and also gave us a good start point for discounting privately booked stays.

Some Host prefer simplified pricing, but most stay with Split Fee. Since you only do monthly stays, not sure Simplified Pricing is a good idea or a bad one? I'm leaning towards you sticking with Split Fee, since you can only do monthly stays. Airbnb does reduce the Guest Fee on monthly stays and you get an Airbnb callout on the reservation the fee was reduced. Hopefully they do the same thing for Simplified Pricing, but not sure. A lot depends on what your competition is doing. If other Hosts must do 31day stays or more, and they are using Simplified Pricing, then you might consider doing the same.

Be aware that recently Hosts that changed to Simplified Pricing, then wanted to switch back have been having difficulty doing that.
