Hi Wanda. What a lovely home you have!
I've clicked through all your photo gallery of 70 pics and there seems to be a lot of duplication and I think you can probably edit it down to 35. So choose the best ones that show off a particular area and remove (the duplicates) and the ones that home in on the detail - like 'the wall behind the shrubs'.
The quality of the pics around the house is superb. Very well lit and nicely composed.
I confess I am tempted to come and visit!
The availability is very limited during the year and it appears it is rented out whilst you take your own vacation. Would you consider listing just 1 room and be a live-in host? This is what I do from my own home and I love it! So many fascinating people from all walks of life from all around the world come and visit. Have a listen to my podcast - "The Airbnb Superhost" where I talk about all sorts of dynamics of live-in hosting. It might inspire you 🙂

I have a few remarks, only wondering if it is correct:
- Limit availability (only April and May)
- High discount (42%) for stays longer then 28 nights (monthly discount)
Other:
Extra guest fee starts already after the third guest. Maybe set base price for the first 4 guests (?)

The most critical feedback from the reviews mentions that the mattresses need updating. I suggest invest in high-quality memory foam toppers.
Instead of "The Hummingbird House.", try something more descriptive like: "The Hummingbird House: Accessible Gem near Ft. Huachuca" or "Charming Garden Retreat Walk to Mall & Racquet Club."
Use bullet points for the "The space" section. Highlight the accessibility features early on, as multiple reviews mention how great it is for guests with limited mobility. This is a unique selling point
Multiple guests mentioned how easy it was for disabled parents to navigate. Airbnb has specific "Accessibility" filters under listing editor checked every applicable box (Step-free entrance, wide doorways, grab bars) and specifically upload photos of these features to the "Accessibility" section of the listing.

Yes, I did. I put full mattress covers in bedroom beds. This has improved the comfort tremendously.
We landscape the yard with extra flowering plants and vines. The hummingbirds are really enjoying the garden. Sierra Vista, AZ is the hummingbird capital of the world. Our neighbors also love the improvements to the neighborhood. We continue to make the home safe, inviting, peaceful, resort-like and vacation desired. We is getting out, and The Hummingbird House is becoming very popular.
That extra touch of nature sounds wonderful @Wanda309 😍 Have you also added some photos of humming birds and your lovely garden to your listing's photo tour? I think it makes for a nice highlight!
