Hello @Sandra-Elena1, 👋
Thank you so much for asking for a listing critique here! Is it your first time hosting or do you have previous experience?
I'm also tagging a few other hosts to see what they think about your listing: @Joseph2571, @Jeanna27, @Kim4581, @Gloria53, @Chippy3 and @Ruth290.
Thank you everyone in advance!
Best,
Alex
Hey @Alex, thanks so much for your response!
It has been my first experience hosting and I've been doing it for a year and a half already learning in the process.
I appreciate any suggestions that might help me to make my listings better.
Thanks in advance
Hi @Sandra-Elena1,
Your properties are absolutely beautiful — I viewed your listing, and it’s very well presented! You've created a peaceful and welcoming atmosphere.
As mentioned by @Marie8425, it's worth checking your category ratings under Performance > Guest Reviews. Even with 5-star overall ratings, small drops in areas like "accuracy" or "value" often mean guests were slightly surprised by something — not upset, just unclear. Updating your listing text to be more specific can easily solve that.
You're already doing a great job, and your openness to feedback shows you're a thoughtful host on the right track!
Thanks to @Jeanna27, @Alex, @Joseph2571, @Kim4581, @Gloria53, @Chippy3, and @Ruth290 for all the helpful insights shared here.
Hi Alex -
Than you for including me on responding to the inquiry. @Sandra-Elema1 - you do certainly have 2 beautiful properties, and I didn't see anything outside of one of the guests mentioning the hot tub wasn't working as it should. My personal suggestion would be to inform the guest checking in ahead of time (only if you are aware and unable to get it repaired, prior to them checking in). This will elevate any headaches or expectations. We don't always know 'Why' a guest books our place, so in the event it was due to the location and the hot tub, then this would remove the frustration once they are checked in. Other than that, I think you are doing a FABULOUS job!
Have a wonderful day!
Jeanna
Beautiful properties!
Check your Quiet time hours just your am and pm is mixed up.
The shared pool is very close to both properties 24 hour availability is going to cause an issue. Someone will want to use at 2am and your other renter will not like, Look at every area can max # of Guests use comfortable. The first house invites 5 guests but your living room has only a 2 seater couch.
Look at your Review Categories for your listings there you aren't getting 5 stars. Most dings are your description is somehow not setting the right expectation. People are not mad you didn't lie just they were confused. Something wasn't as they expected not bad but not the expected.
Hey Marie, thanks so much for your suggestions, I took it all into consideration and improve the listings.
I was just confused with the last part
"Look at your Review Categories for your listings there you aren't getting 5 stars. Most dings are your description is somehow not setting the right expectation.
I didn't understand that I'm not getting the 5 starts reviews, where can I can look into the review categories. Could you please explain me to me that point?
Thanks so much for your help @Marie8425
A lot of Hosts don't notice when Overall is 5 stars.
Your doing great, all your Guest give 5 stars.
When a Guest rates you, they pick an Overall but they also give star values to particular aspects cleanliness or value.
The Airbnb Review System treats all star ratings independently.
This is where an Overall Happy Guest expresses their minor irritations.
Example A ding on cleanliness is probably something minor like dust.
Value, location, and check in some how your correct information they aren't mad that you didn't provide. The information was not easily processed by them.
Your place looks beautiful, Sandra!
The reviews are reflecting that guests are loving your property. You seem to have good communication and are a great host! Congratulations on the great results of your hard work.
I have been renting my properties to guests for almost 20 years and currently own a short-term rental design business. I have a few suggestions:
1) Invest in professional property photos. It will make a huge difference in the quality of your listing and highlight the gorgeous features of your lovely property! It is worth paying for.
2) Put the 5 best photos first, with 5 different features of your property, and then arrange them in order of how you would walk through the home and then to the outside. Don’t use any photos with people in them and end with a beautiful sunset.
3) Use white towels and linens. It gives a feeling of freshness and luxury.
4) Reduce the number of decorative pillows on the beds and sofas. 2 on each is plenty and solid colors show better in photos.
Best of luck to you!
Sherrie Heywood
