We have several properties that range from a small 1 bed flat with no garden in a town with to a large country property with hot tub etc. All properties dip in and out of superhost status but of course the large property gets the best reviews. The smaller property drags the larger property down so I have removed the large property from Airbnb. Why does Airbnb group properties together? Guests want to know what an individual property is like, not what another property is like, when looking at superhost status. No other letting agent does this.

Are you sure though, that there's any gain in removing the better performing property from Airbnb?
I don't agree if your run your listing well then the size of the property doesn't matter . Difficult to comment further as you are not posting from your profile that has your listings. @Paul10546
Why not focus on addressing the issues that are leading to lower ratings .
Yes, I am referring to when the performance of several properties, which includes location and facilities, are grouped together. As a host, we almost always get 5*. But it is impossible for properties to all have the same facilities or location. This is particularly relevant to super host status. Of course, scores for each property are separate in a listing.
@Paul10546 please excuse if you know this already, but many hosts think the overall guest rating is the average of that guest's rating of the categories (check-in, cleanliness, accuracy, location and value for money).
This is not the case - when the guest reviews a stay, they are asked to rate each category AND to rate the stay overall. They can mark down categories and still give a 5 overall.
The score that we see in the listing title, is the average of the overall ratings from all the guests. Because only the overall rating affects Superhost (the host recognition system), the host is not penalised for the scores guests put in the categories (such as location).
Guest Favourite (the property recognition system), on the other hand, is quite significantly impacted by the category scores.
